Ground movement. The Portuguese Bend landslide complex remains active, and even properties well outside the boundary feel seasonal soil expansion and contraction. When clay-heavy soil takes on water, it swells. When summer hits, it shrinks. Rigid copper and galvanized lines running through that soil flex with it until a joint cracks or a pinhole opens up. Hillside lots take the worst of this because gravity adds lateral stress on top of vertical shifting.

Age of the housing stock. A large share of RPV homes were built between 1955 and 1985. That window relied on copper supply lines and cast iron drains. Both materials have a finite life. Copper hot-water lines, which expand and contract every time someone runs a shower, are especially prone to pinhole leaks after 40 to 60 years. Cast iron drains corrode from the inside until a piece flakes off and a slow leak begins under the slab.

Hard water and salt air. The water serving the peninsula carries enough mineral content to scale the inside of pipes and water heaters. From the outside, salt air accelerates corrosion on hose bibs, irrigation valves, and exposed lines along the side of the house. The two pressures squeeze pipes from both directions.

Slab leaks. Pipes running through or beneath the concrete foundation fail from corrosion, abrasion, or soil movement. These are the most common in RPV homes built before 1985 and the most expensive to ignore.

Pinhole leaks in copper supply lines. A microscopic hole in a copper pipe behind drywall can release a steady drip for months. The water spreads along the path of least resistance, which is rarely the same room where the leak originated.

Sewer line breaks and offsets. Older cast iron drains and original clay sewer laterals crack under shifting soil. Drains slow, backups happen, and untreated sewage finds its way into yards or under foundations.

Irrigation and outdoor leaks. With long hillside properties and extensive landscaping, a buried irrigation line can leak hundreds of gallons before anyone notices the muddy patch.

Water heater and connection leaks. Tanks reaching 10 to 15 years old fail at the bottom or at the supply connection. In garages and closets, this is often caught before damage spreads. In attics, it is not.

Pressure testing. We isolate sections of the plumbing and pressurize them. A pressure drop tells us which section is failing before we open anything.

Acoustic listening. Specialized ground microphones and listening rods amplify the sound of escaping water. On a quiet morning inside a Palos Verdes home, a pinhole leak ten feet underground has a distinct signature.

Thermal imaging. Hot-water leaks warm the surrounding floor and wall material. An infrared camera shows the heat plume as a clear bright shape.

Tracer gas or video inspection. For stubborn cases, a tracer gas is introduced into the empty line and detected at the surface where it escapes. For sewer concerns, a small camera pushed through the line shows the break on a monitor.

What Happens After the Leak Is Found

Repair depends on what the diagnosis showed. A single pinhole in a copper line under a slab might be solved with a localized spot repair. An older home with a documented history of repeat leaks may make more sense as a partial or wholehome repipe. Sewer breaks frequently allow for trenchless replacement, which keeps yards and hardscape intact.
